What Is Occupied Staging And Why?

Occupied home staging is when a home is staged while the seller is still living in it. Instead of bringing in all-new furniture (as in vacant staging), the stager works with the homeowner’s existing furniture and belongings, sometimes adding or removing select items to make the home more appealing to buyers.

 

What it Involves

  • Consultation to assess what to keep, remove, or rearrange

  • Decluttering and depersonalizing (removing family photos, excess furniture, etc.)

  • Styling key rooms using the owner’s pieces plus accessories like:

    • Throw pillows

    • Artwork

    • Plants or fresh flowers

    • Neutral bedding and towels

  • Optional rental of a few modern or neutral items
